Condition - the current condition of the property means it requires total restoration i.e. new roof, floors etc. However many of the original materials are available which means this project would result in a traditional and authentic finish both inside and out. For example: original beams, ancient stone and brickwork, all of which can be expertly cleaned and finshed to create a truly wonderful looking building with much character.

Volume - the volume of the convent could be extended (subject to local permissions and building permits) to more than double what currently exists. There is the potential to create terraces and gardens with stunning views of the mountains and valley and plenty of space for a swimming pool. It could also be possible to build a pool house / tennis courts / stables etc. due to the classification of the surrounding land.

Features - The convent is situated in an area once famous for the wool and sheep trade. This ancient structure has an original loom. It has important historical significance in helping establish the history of the building. The loom needs restoring and it is possible for experts to undertake this work. Local museums have also expressed interest in this unique object as they are very rare. The convent also has it's original brick wine vaults including the basin where the grapes were trod and the vaulted cantinas where the wine was made and stored. In fact the original owners continue this tradition today in the neighbouring properties by making their own organic wine and "vino cotto".

The community - The same families have farmed the surrounding land for generations. They are warm and friendly people who are passionate about preserving the traditional way of life. Today this is best exemplified by a keen eye used in restoring the old buildings in a simpathetic way (as can be seen at the nearby agriturismo) and a return to organic, green and sustainable farming methods. My time living there for 4 years has been full of wonderful experiences, from New Years Eve's spent with the neighbours, to fresh eggs and bottles of homemade wine left on the doorstep with plenty of laughs along the way.

The life in Piane is good - You can follow the seasons as age old traditions unfold before your eyes. This is a truly wonderful and tranquil place to live. You can observe snow-capped mountains change colour from deep crimson to brilliant white in the morning sunrise. Or watch the fireflies dance on the terrace in fragrant summer nights. This truly is a small piece of paradise.
